National Rental Affordability Scheme (NRAS) Tenants

What is NRAS?

The rent is discounted from normal market rent under the National Rental Affordability Scheme (NRAS) program. The income limits vary depending on the number of people in the household. To be eligible, applicants must also be Australian Citizens and/or permanent residents.

How do I Apply?

To apply to a property, the applications below (NRAS Application Form, Tenant Demographic Assessment, Privacy Act Acknowledgement) must be completed correctly and submitted to apply@axishousing.org.au

When submitting your application please ensure you include ALL documents listed in the ‘Application Checklist’ section of the NRAS Application Form which are applicable to you.

NRAS Applicant Income Limits (2024-2025)

One of the requirements under the NRAS Scheme to be an eliable applicant are the set Income Limits. All memebers of the household (all persons who are tenants of the dwelling) must have a total gross income equal to or less than the limit as per the household’s composition. Please see below for the current tenancy limits.

*This column shows figures which are 25 per cent more than the initial household income limits. If the
combined gross household income of existing tenants exceeds the initial income limit by 25 per cent or more
(i.e. is at or is more than the existing tenant income limit) in two consecutive eligibility years, the tenants will
cease to be eligible tenants.
